Raritan Township, New Jersey
Construction of the new Costco is expected to begin this spring at Raritan Town Square, on the former Yale property with a tentative opening date of early 2015. The developers are still awaiting their final approvals from the county and DOT but everything looks on track to begin the ground work in a couple of months. The new location will be comprised of a 150,000 square foot warehouse, as well as a gas station. Part of the parcel of land will be deeded to the city where a sports field will be created. This new store should help to alleviate some of the overcrowding at the Bridgewater location. Can someone that lives in this area confirm that this is actually in a city called Flemington?
The new Costco location in Timnath is aiming for an opening date of October 1, 2014 and they’ve already started clearing the site. This is the same day that Trader Joe’s will be opening their new store too. The new Costco will be located near the Walmart Supercenter on Harmony Road. The new 148,000 square foot warehouse will also have a tire center, liquor store, and a gas station and will create around 200 full and part-time jobs.
The proposed 160,000 square foot Costco location in Bellingham will be able to take advantage of $2.5 million in stormwater funding from Whatcom county that was agreed to (again) recently. There were still two county council members that opposed the funding, but it will be going ahead after receiving final approval in mid-February. The funding isn’t a free ride for Costco though because $1.675 million is considered a loan against the fees they will pay for use of the stormwater system. There are still traffic issues to overcome with the traffic report from Costco estimating an added load of 40 vehicles per hour on Slater Road, entering from Pacific Highway. However, the mayor for Bellingham has committed to getting involved in fixing the traffic problems.
East Lyme, Connecticut
It has been officially confirmed that Costco will be an anchor store in the retail portion of the new Gateway Commons project being developed off of I-95 at Exits 73 and 74. Development had stalled, however, recently clearing of the land for 280 residential rental units near Exit 73 began. According to the developers, construction will fully kick off in the spring. Construction is planned to take about 18 months on the project that will have 10 residential buildings with 28 units each. The other part of the project is a retail development of 425,000 square foot, which will include the 140,000 square foot warehouse for anchor store Costco. Unfortunately, there’s no firm date on when the commercial side of development will begin. The developers still need to go before the zoning commission for final site plan approval, though a meeting has yet been to be scheduled. The developers also need to purchase one land parcel in the commercial development area before they can proceed.
So, sadly, it looks like the plans for Costco to be part of a shopping center located at I-95 near Leetes Island Road in Branford is on hold now, the majority property owner confirmed. The proposed retail area was to be built on a 16.5 acres parcel between East Main Street and East Industrial Road, which includes an access road featuring two ramps servicing southbound I-95 at Exit 56. The project is on hold as a result of another project in the area to expand a truck stop that will or at least could have an impact on the 16.5 acre plot with things like drainage and exit ramps. Hopefully, this will all get resolved and the plans for the retail center and the new Costco will get back on track.
Costco is looking to build a production facility in Morris. It is possible that Costco will invest $110 million in a new building just west of its current distribution center at 3800 N. Division St., near Route 47. Costco wants to annexe 140 acres into the city, which they submitted a draft annexation for in January. The city council has already agreed to a four-year, 50 percent tax abatement agreement with Costco, if it gets annexed into the city. The new facility will not be a store but rather a production facility. If everything goes smoothly with the proposed building, Costco is looking at hiring 87 to 110 employees.
The good news is that the Ukiah planning commission approved the final city permit needed for the new Costco location. Of course, that still leaves a few routine state permits, completion of a land purchase from the city, and a planned Highway 101 interchange improvement. The highway changes have already been agreed to by city. They have plans to spend $4 million to fix entrance and exit ramps on Talmage Road. The changes need to be made before the new Costco location could open, which is not planned to happen until 2015 presently. But of course, that’s nowhere near the end of it because it turns out that a group of Ukiah residents has filed an appeal. They say that they are only doing it because they feel like the project could be improved through their list of 21 items. The first item is basically saying that they want Costco to ditch the gas station because of its environmental impact. Other items listed in the appeal include: protect the wetlands near the proposed property; provide convenient access for pedestrians; include enough native plants in the landscaping; lower the light poles enough or “adequately limit light reflection into the sky at night” and that the project’s construction should not start until the nearby road improvements are completed. The appeal will go before the city council at their March 5 meeting. The council could deny the appeal altogether, or accept some or all of it by adding certain conditions to the project. But wait, there’s more. Another group is suing, contending the city of Ukiah and Costco failed to adequately consider the massive store’s environmental impacts. So, we’ll just have to see how this all turns out.
